How long does it take?
Most inspections take two to four hours depending on the size and age of the home. Plan to be present — it's your best opportunity to ask questions.
What does the inspector check?
A thorough inspection covers the roof, foundation, HVAC systems, plumbing, electrical, insulation, windows, and doors. The inspector documents their findings in a detailed report.
What happens if issues are found?
Almost every inspection finds something. Minor issues are normal. Major issues — structural problems, roof failure, outdated electrical — become negotiating leverage. You can request repairs, a price reduction, or a credit at closing.
When should you walk away?
